Before going to the notary office, the seller and the buyer need to prepare all the documents listed below:
Documents the seller needs to prepare:
- First: Certificate of house ownership and land use right. Fourth: Notarization request form and declaration;
Fifth: Purchase authorization contract (if any).
Notarization procedures
After preparing all relevant legal documents, the two parties bring them all to the nearest notary office to notarize the transaction contract and follow the instructions on the notarization procedure for house purchase and sale in the following order: :
- Submit the prepared documents to the notary office.
- The notary will check the documents, if valid, will draft a contract at the request of both parties.
- The notary will return the drafted contract to the home buyer and seller to re-read.
- If agreed, both parties sign and fingerprint the contract and return it to the notary.
- Finally, both parties pay the notarization fee and get back the main contract.
NOTE: If the documents of either party are missing, the notary will ask for a full supplement, then notarize.
